Summerlin is the best-selling Master Planned community in the United States. Summerlin features mature landscaping, recreational facilities for Summerlin residents, parks & sports parks. Every homeowner will pay a master plan fee of approximately $34 per month. The money is used to pay for the upkeep of landscaping in central areas & recreational areas. This fee will be paid indefinitely. There is also an additional assessment known as an SID or LID. The money for all the master plan underground work was paid for with a bond and after the homes are occupied all the homeowners will repay the bond. For example: balance of SID $8,000 to be paid over 10-15 years at a yearly amount of $300. This SID can be transferred to the new home buyer if you sell your home.
