Summerlin is the best-selling Master Planned community in the United States. Summerlin features mature landscaping, recreational facilities for Summerlin residents, parks & sports parks. Every homeowner will pay a master plan fee of approximately $34 per month. The money is used to pay for the upkeep of landscaping in central areas & recreational areas. This fee will be paid indefinitely. There is also an additional assessment known as an SID or LID. The money for all the master plan underground work was paid for with a bond and after the homes are occupied all the homeowners will repay the bond. For example: balance of SID $8,000 to be paid over 10-15 years at a yearly amount of $300. This SID can be transferred to the new home buyer if you sell your home.

Living in Summerlin
Located in Southern Nevada and West of Las Vegas is Summerlin, a desert oasis whose nature-inspired mature landscaping is the key to this booming community. Its high standards of design have been the secret to Summerlin’s steady and overarching success, carrying this Nevada community far beyond any master-planned community in the nation. Here’s a snapshot of what makes Summerlin so special.
Summerlin is a sprawling, award-winning master-planned community spread across 22,500 acres on the western rim of the Las Vegas Valley. With over thirty villages, each one with its own signature style and vibe, Summerlin’s neighborhoods sit against the breathtaking backdrop of the Red Rock Canyon National Conservation Area. Because of this, some might even say that Summerlin has the best backyard! With its inviting trails, unparalleled access to nature and seamless connectivity to the I-95 and I-215 freeways, Summerlin has definitely evolved into the most coveted land in the valley.
For thirty years, Summerlin’s smart and steady development has made the area impressively awarded and recognized for its innovations and achievements. Named after Las Vegas founder Howard Hughes’s paternal grandmother, Summerlin was ranked #1 in new home sales among master-planned communities for ten consecutive years in its earliest decade. It has then consistently appeared in the top 10 and top 25 bestselling communities until 2014. Most recently, Summerlin currently places #3 among the top-selling master-planned communities and in 2020, was helmed Master Planned Community of the Year by the National Association of Homebuilders.
A completely modern community, Summerlin has set the bar high for energy and environment standards. It has achieved Silver Certification for LEED (Leadership in Energy and Environmental Design) from the U.S. Green Building Council by optimizing energy performance and enhancing water efficiency. What’s more, Summerlin ranks #4 in the country for Least Traffic Congestion and Quality Infrastructure.
Summerlin is able to integrate the latest in technology while preserving and protecting its natural beauty, and it’s thanks to this that some of the most cutting-edge designed business complexes are able to sit alongside the natural wonders of the Vegas Valley, earning recognition from National Geographic Adventure in 2007 when it was ranked #1 in Best Places to Live & Play. The community’s award-winning multi-use trail system connects the Summerlin villages and spans 150 miles. In 2008, it received the American Trails Developer Award.
Summerlin’s success continues to be written thirty years on, making it one of the nation’s most compelling real estate stories.
