What you need to know before buying a home in Southern Highlands, Las Vegas

Golden hour over a luxurious Las Vegas suburb, showcasing elegant homes with pools and a golf course

Lot size, HOA structure, and home type can vary considerably across Southern Highlands.

Southern Highlands is not like the Las Vegas that most visitors know. This master-planned community on the south side of Las Vegas has a quieter, more residential feel, with I-15 nearby and the Strip still within easy reach.

If you’re considering a real estate investment in Southern Highlands, there are a few things you need to factor in before you make a decision.

Here’s what you should know.

Southern Highlands varies from neighborhood to neighborhood

Southern Highlands has more than 20 residential communities, so buyers comparing Southern Highlands Las Vegas homes for sale aren’t looking at one single housing type. The mix looks roughly like this:

That said, even within those broad categories, two homes at a similar price point won’t necessarily offer the same lot size, privacy, landscaping, or level of upkeep.

HOA costs can vary by property

Southern Highlands has a community association that helps maintain parks, landscaped common areas, and a 24-hour roving security patrol. Some homes may also have additional association obligations tied to their particular neighborhood or gated enclave, so the total cost isn’t necessarily the same throughout the master plan.

Before comparing two homes, check:

Golf course living and club access are separate

Southern Highlands Golf Club is a major part of the community, but owning a home doesn’t automatically come with club privileges. A few things to keep in mind:

Living near Southern Highlands Golf Club doesn’t automatically include club membership or guest privileges.

Newer homes and resales come with different trade-offs

Southern Highlands includes both new construction and established resales, and the better fit depends on where you’d rather take on costs: upfront or over time.

With a resale, condition matters as much as finishes. Check the age of the HVAC system, water heater, roof, pool equipment, and irrigation, along with the terms of any solar agreement. A remodeled interior doesn’t necessarily mean the major systems are just as new.

With new construction, start with the finished price. The advertised base price may not include the lot premium, structural options, upgraded finishes, appliances, or landscaping shown in the model.

Custom-home opportunities add another option. Southern Highlands also has custom lots, including properties in Olympia Ridge Estates, where lot sizes range from roughly one-third acre to five acres.

Southern Highlands has direct access to I-15 and the south valley

Southern Highlands sits just west of I-15, with freeway access near Southern Highlands Parkway and Cactus Avenue. That puts the Strip, Harry Reid International Airport, and other parts of the south valley within relatively straightforward reach. The community itself estimates the Strip at about 15 minutes away, though actual drive times will depend on traffic and where you’re starting within Southern Highlands.

Location within the community is still crucial though. Some neighborhoods are closer to the freeway than others, so two homes in Southern Highlands can come with noticeably different amounts of local driving before you reach I-15.

Shopping and park access aren’t equally close to every neighborhood

Southern Highlands Marketplace and Fire Station Plaza cover many day-to-day errands, while parks and trails are spread across the community — so convenience can vary quite a bit depending on your exact address.

School assignments can vary by address

Southern Highlands has several public and private schools in and around the community, including Frias Elementary School, Ortwein Elementary School, Stuckey Elementary School, Tarkanian Middle School, Desert Oasis High School, and the private Southern Highlands Preparatory School.

Clark County School District boundaries are address-specific, so two homes that look close on a map can feed into different schools. Before relying on a listing’s school information, make sure to check the exact property address against the district’s current zoning.

Some land inside Southern Highlands technically isn’t part of the community

Not every parcel inside Southern Highlands’ general boundaries is actually part of the master-planned community. The Southern Highlands Community Association refers to some of these properties as out parcels. If an out parcel wasn’t included in the original development agreement, its owner isn’t subject to Southern Highlands’ Covenants, Conditions, and Restrictions.

FAQs about buying a home in Southern Highlands

Is Southern Highlands only a luxury community?

No. Southern Highlands includes high-end custom estates and large homes, but buyers can also find more conventional single-family properties. For buyers comparing Las Vegas luxury homes for sale, the custom estates near Southern Highlands Golf Club represent just one part of the local market.

How can I tell whether vacant land near a home is part of Southern Highlands?

Don’t assume land inside the community’s general boundaries is governed by Southern Highlands. Some parcels are considered “out parcels” and may fall under different zoning or development rules. If nearby open land matters to your decision, check the parcel and Clark County planning records before you buy.

Can I buy new construction in Southern Highlands?

Yes. Southern Highlands continues to market new-home opportunities alongside resale homes and custom lots. Availability can change, so check what’s actively being built when you start your search rather than relying on an older list of builders or communities.
